One manager, 420 units, and three jobs at once: the desk, the golf cart, and the phone. About 34% of calls rang out, because nobody can be in three places. The mover who got voicemail called the next facility on the route, and that facility usually got the unit. Each one was a $2,183 tenant, not a $118 month.

April 2026, before the June rush. Dana ran the call log: a third of inbound calls unanswered, about 12% of would-be reservations landing after hours into a voicemail box. At a $118 rent and an 18.5-month stay, every missed move-in was real money. She signed up on a Tuesday and was live that same afternoon.

Sarah answers every call, quotes the right unit off the live map, takes a soft reservation, and writes the move-in straight into the PMS, even at 9 PM on a Sunday. Locking the unit on the call converts about 49% versus 22% for a message. Stowaway stopped losing tenants to whoever picked up first.
One missed move-in a week is a hundred and thirteen thousand dollars a year in tenant value walking down the road. Sarah is one person on the desk who is never not there, and she costs me less than the answering service that just took messages.
